Escrow is usally associated with transactions of real estate. In the US they can also be know as title agent. An escrow agent secures both parties and reviews all documents to make sure both parties have met their end of the deal. By doing this they are serving both the seller and buyer in having a smooth transaction.
In Real Estate, an Escrow agent is the title company which holds the deed of the propert in escrow until both parties have met all terms and conditions. Usually the buyer deposits funds for the purchase and the seller the deed of the property. Once both parties have provided all information required and fullfield their end of the deal, escrow transfers funds to the seller and the deed to the buyer.
